Flattening older floors near the Herne Bay seafront
The older houses near the seafront often have floors that need levelling before new finishes, and sometimes replacing altogether. Telling the two apart is the first job.
First we lay a 2m straightedge across the floor and compare the gaps with the BS 8204 flatness classes, which are 3mm for SR1, 5mm for SR2 and 10mm for SR3. SR1 is the class many thin sheet finishes such as vinyl demand, and an old floor rarely meets it on its own.
Uneven but solid? Compound will deal with that. Most of it is laid somewhere from about 2mm to 10mm thick, a few products deeper, and it spreads into a smooth, flat face that is quick to dry. The base is primed first with the right primer for what is there: concrete, screed, calcium sulphate or an existing floor.
Extensions built onto older Herne Bay houses often leave an awkward line where the floors meet. Old and new are seldom at quite the same level or equally flat, and compound feathered over that line lets the flooring carry straight through with no ridge.
A floor that is cracked, sounds hollow or sits well out of level needs more than compound. Poured thick to rescue it, compound tends to crack and come away from the base. We will tell you straight and quote for a replacement sand and cement screed, plus whatever preparation of the slab it calls for.
Shop and unit refits around Eddington Business Park
Commercial floors in Herne Bay change with every new tenant. Eddington Business Park, on the western edge of Eddington, has a range of units, and the industrial estates on the outskirts house firms making kitchen furniture and factory machinery. When a unit is refitted as an office, a showroom or a shop, the old floor usually has to be brought flat before carpet tiles, vinyl or LVT go down.
That work is mostly about keeping the programme moving. Fast drying compounds let flooring follow within a short time, so a refit is not held up waiting for a screed to dry. Old adhesive and loose coatings are taken off first, cracks and holes are repaired, and the right primer goes on before the compound.
The commercial and community buildings planned at Strode Farm will raise the same question later: whether a new floor is flat enough for its finish. If a unit floor is damaged beyond a skim, our screed repair service deals with broken and hollow areas before levelling. Where a refit floor is bare concrete that needs opening up first, our concrete floor grinding comes before the compound.
