Latex over old boards and tiles in Tewkesbury
Latex screed is a trade name, not a separate family of screed. The cement based powder is stirred into a latex liquid, where most compounds would use water, and the mix spreads in a layer only a few millimetres deep. It suits bases that need care: plywood, old tiles and tired concrete.
Terraced houses make up 24% of Tewkesbury's homes, and a kitchen or bathroom refit in an older house usually uncovers one of three bases once the old finish is lifted.
The first is suspended timber. Latex never goes straight onto bare floorboards, which flex and shift at every joint. Loose boards are screwed down, then flooring grade plywood is fixed across them, and the latex is spread over the plywood so the board joints and screw heads disappear.
The second is old quarry or ceramic tiling. If every tile is still firmly bonded, the tiles can stay. They are degreased and primed, and the latex fills the grout lines and evens out the face. Any tile that sounds hollow when tapped comes up first and the hole is made good.
The third is an older concrete floor that is solid but pitted, patched or coated in old adhesive. Hard, thin adhesive that is well stuck can sometimes be left and primed. Soft or crumbly residue is scraped or ground off.
Whatever the base, it gets a primer chosen for that base before the latex goes down.
When latex is the wrong answer in Tewkesbury
Latex corrects the surface, not the structure. It will not stiffen a bouncy floor, stop moisture rising through a slab or take out a slope across a room, and spreading it over any of those faults only hides them for a while.
Moisture needs particular care in Tewkesbury. In timber-framed buildings close to the rivers, membranes and floor levels need extra care. A thin latex coat over a damp floor can break down and push the vinyl off. If a reading shows moisture, the floor needs a membrane and a new screed, and our hand-laid cement floors in Tewkesbury page explains that job.
Boards that bounce underfoot are fixed or overboarded before anything else. A floor that is well out of level from wall to wall calls for self levelling compound or a fresh screed, and cracked or broken concrete is a case for concrete floor repair.
Newer floors have their own rule. If a Tewkesbury home turns out to have a calcium sulphate screed, its weak top skin must be sanded away and the floor primed to suit before any latex is spread. For a project nearer Gloucester, see latex screed in Gloucester.
