Anhydrite and Flow Screed in Tewkesbury

For Tewkesbury homes and new plots, we lay anhydrite, which is flowing screed made from calcium sulphate, to whichever grade your drawings specify between CA-C20-F4 and CA-C30-F6, and we pour alpha hemihydrate products too. Moisture is the big question here. Calcium sulphate is weakened by prolonged wetting, and after the July 2007 floods any ground floor in a flood-aware design may call for a cement based flowing screed instead. We check that question before we price.

Anhydrite grades for Tewkesbury Garden Town plots

The Tewkesbury Garden Town target of more than 10,000 homes around Tewkesbury and Ashchurch, including the proposed 2,800 homes at North Ashchurch, means a lot of plots built to a written floor specification. Many will name a calcium sulphate grade under the BS EN screed standard.

Read each grade as two strength figures in N/mm2: C for compression, F for bending. CA-C20-F4 suits domestic rooms with light traffic. The usual choice for most homes, apartments and offices is CA-C25-F5, while CA-C30-F6 is kept for heavier use. Purpose-built flats make up 15% of Tewkesbury's homes, and apartment floors are often specified at CA-C25-F5.

Where a floor must dry sooner or sit thinner, the drawings may call for alpha hemihydrate, with depth and drying set by that product's data sheet.

Shrinkage is minimal with this material, so large open areas can be poured with hardly any joints. Bays and joints are worked out before pouring, and our team puts down the layers beneath, from insulation and membrane to the edge strip. How anhydrite screed works covers the material itself.

Where a floor may get wet, including ground floors with a flood risk and utility or shower areas, a cement based flowing screed or a hand-laid sand and cement screed in Tewkesbury is the right material instead.

Laitance and moisture testing on Tewkesbury floors

As the floor dries, a thin, weak surface layer called laitance forms on top. Adhesive and levelling compound cannot hold onto that skin, so it gets sanded away once the floor has dried, leaving the sound screed underneath exposed. A primer suited to calcium sulphate follows, because some cement based primers and adhesives do not suit it.

Testing for moisture is more critical than on a cement floor. Adhesive and flooring makers tend to set a tighter moisture limit for calcium sulphate than for cement, so a reading that would pass on a cement floor can still be too damp to tile here. The check that counts is a hygrometer reading set against the figure in your flooring maker's instructions, taken before anyone orders the adhesive.

Drying can be helped along. Over underfloor heating, warming the floor from about 7 days, raised gradually, can speed the drying. Our written handover covers drying and laitance so your flooring fitter is not caught out.

If sanding and priming are needed separately, our floor preparation service covers it. For a project in Stroud, see anhydrite screed in Stroud.

FAQs

Anhydrite & Flow Screed in Tewkesbury: your questions

Which anhydrite grade suits a new house at North Ashchurch?

The plot's drawings set the grade, and CA-C25-F5 is the one most homes and apartments use. Lighter domestic floors manage on CA-C20-F4, while floors with heavier use need CA-C30-F6. If you are building on a self-build plot without a set specification, we recommend a grade based on the rooms, the heating and the floor finish.

Is anhydrite screed safe in a Tewkesbury property with flood risk?

Not on floors that may get wet. Calcium sulphate loses strength with prolonged moisture, so a ground floor that could flood, and any wet room or utility, is better done in a cement based flowing screed or sand and cement. Upper floors in the same building can still take anhydrite without that concern.

Why must laitance be removed from anhydrite screed?

While calcium sulphate dries, laitance, a thin and weak powdery film, builds up on the surface. Left in place, that film is what tile adhesive, LVT glue and levelling compound grab hold of, and the flooring can come loose later. Once it is sanded away and a matching primer applied, the flooring has a firm surface to bond to.
