Grinding unit floors at Northway and Ashchurch
Along with MoD Ashchurch, the Northway and Ashchurch industrial estates hold most of Tewkesbury's employment land. When a workshop or warehouse unit changes hands, its slab tends to carry the marks of the last occupier: painted walkways, thin coatings, glue from old floor tiles, ridges where bays were cast and trowel marks that were never taken off.
Grinding deals with all of these. A machine fitted with rotating diamond heads cuts the top of the slab away in fine passes. High spots come down, lips between bays are taken flush and the weak, dusty surface skin is removed. What is left is a clean, open surface that a primer can soak into, ready for levelling compound, a new screed, a resin system laid by a specialist, or the flooring itself.
It has limits. Grinding only takes material away, so it cannot lift anything. A slab that dips towards a roller door or falls across the unit will still do so afterwards, which is why the usual answer is to grind the high points and fill the low areas with compound or screed. On very large areas or under thick coatings, shot blasting or scarifying can be quicker, and our floor preparation service covers both.
Under the Garden Town plans, over 100 hectares of further employment land is planned east of the town. Fresh warehouse floors there may need ridges and laitance ground off before their finishes go down, and the screeds themselves fall under commercial screeding.
Garages and extension joins in Tewkesbury homes
Grinding is just as useful at home, on a smaller scale. Detached houses make up 22% of Tewkesbury's homes. Where a house has a garage being turned into a room, the slab may be stained with oil or coated in floor paint, and both stop a primer or bonded screed from gripping. They are ground away first, and the garage conversion guide shows how the rest of the floor builds up.
Many Tewkesbury homes date from the 1970s to the 1990s and are well suited to extending, but the line where a new slab meets the old floor is rarely perfect. A lip of a few millimetres can often be ground down so the two meet, with compound feathering out whatever remains.
Lifting old carpet or vinyl often reveals concrete smeared with adhesive. Some well bonded residue can stay under a thin latex smoothing coat, but soft or patchy glue is ground off.
Cutting into concrete, screed or tiles releases fine silica dust, which is harmful to breathe. We grind only with extraction connected to the machine, sheet off doorways and keep the rest of the house protected. Our grinders and diamond tooling are not for sale or hire. Cutting too far into a screed could take it below its minimum depth, so we check how deep it is before we start.
