Adding heated floors in Royal Wootton Bassett homes
Putting underfloor heating into a house that never had it comes down to height. The finished level has to meet the doors, the stairs and the other ground floor rooms, while the layers underneath must fit insulation, pipes and screed.
Liquid screed needs 25mm or more over the pipes, so it usually ends up 45 to 50mm deep overall. Sand and cement wants roughly 45mm above them, which makes for a deeper floor. If the old floor can be dug out, either will work. If it cannot, the slimmer liquid floor is often the only way to stay level with the other rooms.
Some 26% of the town's homes were built between 1945 and 1972. When one of those gains a heated kitchen extension, the original rooms frequently stay on radiators, and the extension floor must line up exactly with the existing one. We check the existing level before pricing the layers.
Before we pour, the edge strip round the walls, the membrane and the insulation are all checked. That edge strip gives the screed space to expand as it heats up, and leaving it out is a frequent cause of cracks. If any of these materials are missing, we can supply them.
Laying the pipes is not our job: K & B leaves that to your heating installer, who fits them and tests them under pressure before we screed over the top. The guide to screed depths goes into thicknesses in more detail.
Commissioning heated floors from Coped Hall to Vastern
Homes built since 2000 come to 23% of the town. If one of those newer houses already has a heated ground floor, a heated garden room or extension has to copy the existing build-up so the two floors end up flush.
Do not switch the heating on straight away. Calcium sulphate can normally take heat after about 7 days; sand and cement needs 21 days as a minimum. Take the first warm-up gently, lifting the water temperature a little each day over several days and then lowering it again, so the screed is not shocked.
Commissioning is down to your heating installer, and we give them the screed's part of the schedule in writing so both trades follow one plan. For the first couple of days after the pour keep doors and windows shut, then air the room, and keep rugs and boxes off the floor while it dries.
Going under tiles or LVT and need it flatter? See levelling for new flooring. For an extension in a neighbouring town, we also lay heated floor screed in Calne.
