Screed for Underfloor Heating in Brentwood

In Brentwood we lay the screed that goes over wet underfloor heating, working with whoever fits the pipes. When a post-war house in Hutton, Shenfield or Warley is extended or remodelled, heating the entire ground floor beneath a new liquid screed is a popular upgrade. How well that heating performs depends on the screed: the depth over the pipes, getting it all round them and a slow first warm-up. Fitting the heating itself is not part of our work.

Heating a whole ground floor in Shenfield and Hutton

Retrofitting heating under an existing ground floor usually means lifting the old finish and, often, the old screed as well. Whatever goes back, insulation, pipes and screed together, has to squeeze into the gap from the slab up to a finished level that the doors, stairs and new extension already dictate. Post-war houses seldom have height to spare, so the screed you pick can decide whether the heating fits at all.

With liquid screed the pipes need 25mm or more above them, giving a floor around 45 to 50mm deep. A sand and cement floor needs around 45mm above the pipes on its own, which makes the whole build-up thicker. In a Warley semi with no height to give, pouring a flowing mix is frequently the only route to heating that leaves the thresholds where they are.

A flowing mix also wraps each pipe completely, leaving no air gaps, and its thinner, denser layer heats up more quickly. Sand and cement still earns a place, for instance where a wet room joins the heated floor. The pour itself is described on our pumped screed page for Brentwood.

Bigger houses bring bigger heated floors, and 24% of Brentwood homes fall in council tax bands F to H. Across that much floor, the insulation and edge strip need the same care as the screed, and our insulation and membrane service can supply or check both ahead of the pour.

Commissioning heated floors in Brentwood extensions

Do not turn the heating on the day after the pour. A calcium sulphate floor will usually accept warmth after roughly a week (about 7 days), whereas sand and cement asks for three weeks, 21 days, as a minimum. Then the flow temperature goes up in small steps across several days, is held, and comes back down, following the heating installer's commissioning plan.

Hurry this and the screed can crack or the finish can lift months later. A slow commissioning also draws moisture out, which helps before tiles or wood are laid.

Garden rooms and single-storey extensions in Brentwood often run on a separate circuit, and the rules do not change: proper cover, an edge strip round the perimeter to absorb movement and a controlled first warm-up. The pipes have to be clipped down, pressure tested and kept under pressure while we pour so that any damage shows straight away.

Dried out and taken through its heating cycle, the floor will be true enough to take tiles, LVT or engineered boards. In a Brentwood garden room the floor may be the only heat source, so patience at this stage pays back. A moisture test confirms the timing, and our drying times guide for screed explains what changes it. In a neighbouring borough, see heated floor screed in Havering.

FAQs

Underfloor Heating Screed in Brentwood: your questions

Can underfloor heating go into an older Brentwood house with little floor height?

Frequently, yes. Over the pipes, liquid screed needs only about 45 to 50mm in total, less than a sand and cement build-up. In most cases the existing floor comes up to make space for insulation and pipes. Before suggesting a build-up we measure the height available between the slab and the finished floor in your Brentwood house.

When can the heating be turned on after screeding a Brentwood floor?

A calcium sulphate floor can have heat from about the seventh day, but a sand and cement one has to wait 21 days at least. Even then, the temperature climbs slowly over several days instead of going straight to full. How big each step is comes from the commissioning plan your heating engineer provides. We leave our own notes in writing when the Brentwood floor becomes yours.

Do you install the underfloor heating pipes as well as the screed?

No. K & B lays the screed over the system, and the pipes are fitted by a heating engineer or the manufacturer's installer. We check that the insulation, membrane and edge strip are right and that the pipes have been pressure tested before we pour, so both trades can hand over a sound floor.
