Heated extensions and retrofits across Eastleigh
Underfloor heating works through the screed. The pipes warm the screed, and the screed warms the room. If there are air gaps round the pipes, or too little cover over them, the floor heats unevenly and can crack along the pipe lines.
On a post-war semi or detached house in areas such as Bishopstoke, Boyatt Wood and Fair Oak, a new rear extension is the obvious place for heating. The screed has to cover the pipes and still finish at exactly the level of the existing kitchen or living room. In an older terrace near the town centre, the chance comes when the suspended timber or early concrete floor is taken out: that creates the depth for insulation, pipes and screed together.
Here is how the height budget works out. Liquid screed has to cover the pipes by no less than 25mm, which comes to about 45 to 50mm overall, while a hand-laid cement screed needs around 45mm over them. The liquid option flows fully round the pipes with no voids and warms up faster, and our page on pumped liquid screed in Eastleigh explains how it is laid.
Before we pour, we check that the insulation boards are tight, the edge strip is fixed round every wall and the membrane is sealed. Detached houses make up 21% of Eastleigh's homes, and their larger ground floors often run heating across several rooms, so zone joints are agreed with the heating engineer beforehand.
First heat-up and repairs in Eastleigh's newer homes
The first time the heating is used, it needs to be gentle. Calcium sulphate is usually ready for low heat at around 7 days; cement screed has to be left for at least 21. From there the temperature goes up in small steps over several days, is held, and then comes down again. We hand over written guidance for the screed side, to sit alongside the engineer's commissioning schedule.
Newer homes bring a different kind of job. Of Eastleigh's homes, 15% were built between 2000 and 2014, and many of those have heating already in the floor. When a section of screed there cracks, lifts or has to be opened up to reach a pipe, the repair has to protect the pipes and match the level around it. Our screed repairs service handles that.
For drying times over heating, and how the heating helps, see how long screed takes to dry. Heated liquid floors are listed at £20 to £35 a square metre in the published 2026 UK prices. For homes towards the north, see underfloor heating screed in Winchester.
