Preparing units on the Bedford Road estate
Most of Petersfield's light industry sits on the Bedford Road estate on the town's western side, Petersfield Business Park included. When any industrial unit changes hands or use, the old floor finish often has to come off, back to bare concrete, before anything new goes on.
That is grinding work. The grinder's spinning diamond segments shave the slab a fraction at a time. It removes old floor paint, worn coatings, line markings, glue left by carpet tiles and the dusty laitance on top of a screed. It also takes off ridges, trowel marks and the lips that form where one concrete bay meets the next, which a pallet truck feels at every crossing.
What follows depends on the finish. Offices and trade counters may go on to levelling compound and then carpet tiles or LVT. A storage area might only need a clean, sound surface. Where a client has a resin contractor lined up, we hand over a ground slab ready for them; we do not lay resin or polished concrete ourselves.
Buckmore Park, north-west of the centre, has planning consent covering office, industrial and storage buildings. Any units built there will have new slabs, and new slabs can still carry high spots and bay lips that need grinding before office finishes.
We are a contractor, not a hire shop: the machines and diamond tooling stay with our own crew and are never sold or rented out. For coatings too thick to grind economically, or very large areas, shot blasting and scarifying are covered under floor preparation.
Dust, depth and slopes in Petersfield homes
Grinding is not only for industrial units. In Petersfield houses it tends to follow the removal of carpet or vinyl, when the concrete underneath is left coated in black adhesive or splashes of old paint. It also helps on extensions, where a new slab meets the original floor and a small lip runs along the join. Garages are a third case: a stained or painted garage slab is ground clean before it is screeded or levelled for a conversion.
Silica is the reason we never grind without extraction. Every concrete slab, screed and tile has silica in it, and cutting into them throws up a fine respirable crystalline silica dust that hangs in the air long after the machine stops. Our grinders run with dust extraction connected the whole time, and we sheet off doorways and protect adjoining rooms so the rest of the house stays usable.
Know the limits before booking. Grinding flattens local high spots; it cannot correct a floor that tilts or sags across the room. In that case we grind the high points and then level or screed the rest. Take too much off a screed and it can end up thinner than its minimum depth, so we measure before cutting. If the slab itself is cracked or breaking up, concrete floor repair comes first.
