Latex over old tiles and plywood in Sandhurst houses
Latex screed is a two part levelling compound. The powder is cement based, and it is mixed with a latex liquid rather than water, which gives the cured layer extra grip and a little give. It is laid a few millimetres thick and is there to give the flooring a smooth, flat face, nothing more.
That suits a refit in a house from the 1970s or 1980s. When the old cushion vinyl comes up, the base might be a mixture of firmly bonded ceramic tiles near the back door, bare concrete where units stood, and stubborn patches of old adhesive. Sheet vinyl and LVT are thin enough to show every one of those edges. Latex covers them in one even layer, provided each part is sound.
Upstairs bathrooms in houses of this age typically sit on timber or chipboard decking. Latex never goes straight onto that: the boards are screwed down, then overboarded with flooring grade plywood fixed at close centres, and the latex goes over the ply.
Terraced houses make up 20% of Sandhurst's homes, and their smaller kitchens and bathrooms make a latex coat a short job, ready for flooring well before a screed would be. If the floor also needs a new section of screed after a wall comes out, our screed repairs service puts that right first.
When Sandhurst floors need repair before latex
Latex has a narrow job, and it fails when asked to do more. It cannot stop damp coming through a floor, steady a floor that flexes, or bring a badly sloping room back to level.
Each of those faults is checked before we price. Moisture is tested on ground floors, and a damp slab is dealt with first. Boards that bounce are fixed down or the decking replaced. A floor that falls away by much more than a few millimetres is either brought level with compound, as set out on our Sandhurst floor levelling page, or rescreeded.
Extensions bring their own quirk. Where a new rear or side extension meets the original house, the two floors may differ in material as well as height. Latex can run across both once each is primed with the right product, and any lip is first taken down with a diamond grinder.
Primer choice matters on every base. Concrete, ceramic tile, plywood and calcium sulphate screed all take a different primer, and calcium sulphate must have its laitance sanded off before priming. Newer houses here mostly have screeded floors already, so we confirm whether the screed is cement or calcium sulphate before choosing the primer.
