Replacing old solid floors in listed Devizes houses
Some 14% of Devizes homes date from before 1919. With nearly five hundred listed buildings in the centre, many older Devizes houses come with rules that matter as much as the method. Before any old floor comes up, check what the listing allows, because consent may be needed.
Where a solid floor without a membrane is replaced, the build-up typically runs: a new base, a damp proof membrane, insulation where height allows, and then the screed. On insulation in a house, our sand and cement goes in 65mm thick. In a commercial building it goes to 75mm. Where the new screed bonds directly to a sound concrete base, 25 to 40mm is possible, which helps in rooms with fixed thresholds and old joinery.
That way of working fits old Devizes houses well. It is mixed in small batches, carried in and compacted room by room, so it copes with narrow hallways and odd shapes. The levels can be set to meet existing doors and steps rather than forcing the building to change.
Suspended timber floors are a different case and need assessing on their own. If a timber floor is being replaced with a solid one, a new sub-base and membrane come first. Our insulation and membranes page covers that layer, and our bonded screed service explains thin sections.
Wet rooms, garages and drying in Devizes terraces
Terraced houses make up 26% of Devizes homes, and small rooms in older houses are where sand and cement is usually the practical choice. It also covers jobs a calcium sulphate screed cannot do.
A bathroom or wet room needs cement underneath, since calcium sulphate loses strength when it stays wet. A hand-laid screed can be formed to falls, sloping evenly to a drain for a level-access shower.
Garages are a second case. A garage conversion usually needs the low slab built up to the house floor level with insulation and screed, as covered in our guide to garage floor screed. A garage still used for a car can take a stronger mix.
Sand and cement can also take load early, and it can be modified with fibres or rapid drying additives to suit the job.
The catch is the drying. A 65mm floor holds a lot of water and dries slowly, especially in winter, so a hygrometer test should confirm it is ready before flooring. If the programme cannot wait, compare it with liquid screed for Devizes, which goes down thinner.
