Latex over refit floors in Verwood houses
Take a bathroom refit in a 1980s house. Once the old suite and vinyl are out, the floor could be chipboard sheets, ceramic tiles from an earlier makeover, or a sand and cement base with adhesive still stuck to it. Latex screed can smooth all three, but each on its own terms.
Chipboard and floorboards are too lively for a thin cement based layer. We screw the deck down so nothing creaks, then lay flooring grade plywood over it, fixed at close spacing, and the latex fills the joints and screw heads between sheets. Spread straight onto bare timber, it would crack along the edges within weeks.
Old ceramic or quarry tiles can stay if they are firmly bonded. We check for hollow ones, replace or fill anything loose, clean off polish and grease, prime, and then lay the latex just thick enough to bury the grout lines. Old adhesive is treated the same way: thin, hard residue can remain under a suitable primer, while soft or thick glue is scraped or ground off.
The finished surface takes sheet vinyl, LVT, lino, rubber, carpet or safety flooring in a cloakroom or utility. Whether a floor needs a general levelling compound to reach a flatness class is a separate question, covered on our Verwood levelling page. Where the existing screed has broken up, it needs repairs to the screed before any compound goes down.
Damp and bounce checks before latex in Verwood
A thin coat of latex cannot fix a floor that is wet, moving or badly out of level, and laying it anyway only hides the fault for a short while.
Damp comes first. Only 11% of Verwood's homes were built between 1945 and 1972, and 3% before 1919, yet ground floors of that era may have a weak or missing membrane. We take hygrometer readings before pricing. A damp floor needs a membrane or a new insulated screed, not a smoothing coat.
Bounce is next. If boards or chipboard move underfoot, plywood screwed over them will move too, and the latex will crack. Loose decking is fixed or replaced before anything else.
Then level. A floor that drops noticeably from one wall to the other needs building up, and a fresh sand and cement floor for Verwood is often the honest answer, particularly for a failed old slab.
If a floor turns out to be calcium sulphate screed, it must have its laitance sanded off and be primed before latex. We cover homes across Crab Orchard, Dewlands Common, Romford, Woolsbridge and Three Legged Cross, and the same latex work is available over in Ringwood.
