Refits at Woburn Road Industrial Estate and Interchange Retail Park
Refits happen across the town's commercial sites, from units on Railton Road, Sunbeam Road and Triumph Way to the large retail sheds on Kempston Road. When an office, showroom or trade counter is refitted, the old floor has to be stripped and made good before new vinyl, LVT or carpet tiles go down.
The work usually runs in a set order. First the old flooring and its glue are stripped. The floor is ground to remove residue and weak surface, and our concrete floor grinding service covers this. Cracks and holes are filled. A primer matched to the base goes on, and then compound is poured until a 2m straightedge shows SR1 or SR2.
With a fast drying compound the programme stays short and the flooring fitter can follow on soon after.
Warehouse floors are different again. Distribution centres at Marsh Leys rely on hard wearing concrete, and damage there usually needs concrete floor repair rather than a thin compound. Resin, polished concrete and power floating structural slabs are all outside our work.
Where the damage is local, a patch repair and level may be enough; where the whole slab has failed, it needs more than compound. We will tell you which applies after seeing the floor, and we will not sell a compound job to a floor that needs more.
Uneven floors in Kempston homes before LVT
In a house, levelling is usually needed when the finish changes. A floor that was fine under carpet can show every ridge under LVT or sheet vinyl.
BS 8204 grades it by the deepest gap under a 2m rule: 3mm at most for SR1, which many thin sheet finishes insist on, then 5mm for SR2 and 10mm for SR3. The layer of compound is usually somewhere between 2mm and 10mm; certain products are designed to build up further.
The joins created by remodels are a common problem. When a garage conversion or extension meets the original house, the two floors rarely line up exactly, and compound can feather the step so the new floor runs through.
Not every floor is a candidate. Pour compound deep over a hollow, loose or badly cracked floor, or one further out than the product can handle, and it can crack and come unstuck. Those floors need replacing with sand and cement screed before any levelling.
Timber boards are not something we sand. We level mineral floors: concrete, screed and many existing tiled floors, with a primer suited to each.
