Sand and Cement Screed in Kempston

Our Kempston sand and cement screeds are mixed at the house for each room's depth, then spread and compacted by hand. Older houses from the Kempston New Town era often have suspended or solid ground floors that need replacing when owners renovate, and rebuilding those rooms one at a time is work a hand-laid screed suits. Garages, wet rooms and any floor that must be laid to falls get the same hand-laid mix.

Replacing ground floors in Kempston New Town houses

The older part of Kempston's housing is a meaningful share of the town. Houses put up before 1919 make up 10% of the total. Older houses from the Kempston New Town era often have suspended or solid ground floors that need replacing when owners renovate. A suspended floor may have decayed; an early solid floor may have cracked or lost its damp protection.

When those floors are replaced, the usual rebuild is a solid floor: a compacted base, a damp proof membrane, insulation, and then a screed. Where it floats on insulation, the domestic sand and cement layer goes down about 65mm thick. The insulation and membranes under it matter as much as the screed itself, and we can supply and fit them.

Sand and cement is a good match for this kind of renovation. Rooms in older houses are often small, with narrow doors, uneven walls and steps between them. A hand-laid screed can be taken room by room, finished to meet each threshold, and compacted and floated to a dense, level surface.

It also works where a floor needs a cement base, for example under certain tile adhesives, or where the room will take load before a liquid screed would be ready.

Terraced houses are 22% of Kempston's homes, and their narrow plans are another place where hand laying makes sense. For the depth each type of floor build-up needs, read our guide to screed thickness.

Garage conversions and wet rooms in Kempston homes

Plenty of Kempston's post-war semis are having their garages turned into rooms. The old garage floor is normally uninsulated concrete a step below the rest of the house, so it gets insulation, a membrane and screed to bring it up flush. Sand and cement is often the choice, because it can be laid at a range of depths and finished neatly against the old door opening. The garage floor screed guide shows how the layers go together.

The second obvious use is a wet room. Because calcium sulphate cannot go anywhere it may get wet, showers and wet rooms are screeded in cement and hand formed so water drains away to the outlet.

Where an old slab is sound and only needs a new topping, a bonded screed of 25 to 40mm tied to the prepared surface is an option. On 2026 prices that bonded layer costs £12 to £18 (trade2base, June 2026) a square metre.

Where it loses out is the wait: at an equal depth it takes longer to dry than liquid. If the programme is tight, a quick drying screed keeps the cement base but shortens the wait.

FAQs

Sand and Cement Screed in Kempston: your questions

Can I lay a sand and cement screed on a garage conversion myself?

It is possible on a small area, but getting the mix, compaction and level right over a whole garage is hard without experience. A badly compacted screed can crumble or crack under the finished floor. We give a fixed price within 24 hours, so you can compare it with the cost of materials and your own time.

How thick should a sand and cement screed be?

Floating over insulation in a house, about 65mm; in commercial buildings, about 75mm. Where the old slab is sound and we bond the new topping to it, 25 to 40mm will often do. If heating pipes sit within it, leave roughly 45mm above them. The right depth for a Kempston floor depends on what sits underneath it.

Why does sand and cement take longer to dry than liquid screed?

Mostly because it is laid deeper. Each millimetre of the first 40 needs about a day and the remainder longer, so a 65mm floor is a job of weeks. Cold, damp rooms slow it further. A quick drying mix or careful ventilation can help, and a moisture test confirms when flooring can go down.
