Screed depth over pipes in Whittlesey extensions
Homes built between 1945 and 1972 account for 25% of Whittlesey, and those from 1973 to 1999 another 32%. Among them are post-war and later detached houses, which lend themselves to single storey extensions, and when an extension has underfloor heating, its floor still has to be insulated and set level with the existing house. The depth available is fixed before anything is ordered.
From there, pipe cover sets everything else. A liquid screed must sit 25mm or more above the pipes, which totals about 45 to 50mm. It runs into every gap round them, leaving no trapped air, so the heat spreads evenly and the room warms faster. Sand and cement has to bury the pipes by about 45mm, so it ends up deeper overall.
Where depth is tight, pumped liquid screed in Whittlesey is usually the answer. Where the heated room may get wet, such as a utility or boot room, cement based screed is the safer choice, and hand-laid sand and cement screed can be used.
We will not pour until the edge strip, membrane and insulation are right, and we can inspect or provide them. Pipe fitting is your installer's job, not ours, as K & B does not install underfloor heating pipes, so they need to be fixed in place and pressure tested before we arrive. When the build-up is right, the screed ends up flat enough to take tiles, LVT or engineered wood.
Bringing a new Whittlesey heated floor up to temperature
Warming the floor for the first time is the stage most likely to spoil it. Under calcium sulphate, the system can usually come on once the screed is about 7 days old. Under sand and cement, hold off for no less than 21 days. Either way, the temperature goes up gradually, a few degrees at a time, and is held before flooring is laid. Go too fast and moisture leaves the screed unevenly, which can crack it or make it curl.
The commissioning schedule comes from us in writing, and your heating engineer carries it out. Self-builders in Whittlesey managing their own programme should allow for this stage; it sits between the pour and the flooring and cannot be skipped. Book the tiler or flooring fitter for after the schedule ends, not for a date picked before the pour.
If the heated floor is calcium sulphate, the laitance still has to be sanded off and the floor moisture tested before flooring goes down. For typical timings, see our screed drying time guide. For projects nearby, see underfloor heating screed in March.
