Relaying ground floors in Bengeworth and central Evesham
Refurbishing an older house near the river often means taking the ground floor right back. The original floor may be damp, cracked or sunk, and after a flood it is often stripped out entirely before the house can be put back together. Relaying it properly is the chance to add the membrane and insulation it never had.
The rebuild goes in layers. A damp proof membrane comes first, lapped to link with the wall damp proofing. If the depth allows, insulation goes on next. Then a sand and cement screed is laid on top, either floating over the insulation at about 65mm, or bonded straight to a sound slab at 25 to 40mm where height is tight. Choosing between the two is covered in our guide to screed depths.
Sand and cement makes sense for these jobs for three reasons. It is cement based, so it is far less vulnerable to water than calcium sulphate. It is mixed in the quantity and consistency each room needs, which suits older houses with uneven walls and changes of level. It also bears weight sooner, letting the other trades back in earlier.
Preparation is a large part of this kind of job. Breaking out the old floor, clearing the debris and getting the base sound is covered by our floor preparation service, so the screed is laid on something that will last.
Wet rooms, falls and garages in Evesham houses
Terraced houses make up 23% of Evesham's homes, and in houses like these the work is often one room at a time: a bathroom, a utility, a back kitchen. A hand-laid screed is cost effective at that scale, because there is no pump to bring in.
Wet rooms rely on it. A level-access shower floor must fall gently to the drain, and that shape is formed by hand in a cement based screed, which is what a wet room needs beneath its tanking.
Garages are the other natural fit. A floor that may take a car or become a habitable room needs a cement substrate and early strength. Our garage conversion screed guide covers what goes underneath.
The trade-off is drying. At about one day per millimetre through the first 40mm, and slower after, a 65mm floor needs time, so set the flooring date accordingly. Fibres mixed in as a fibre reinforced screed help against cracking for an extra £1 to £3 a square metre, and faster drying mixes are available at £20 to £28 a square metre for tight programmes.
