Anhydrite and Flow Screed in Wimborne Minster

Calcium sulphate, or anhydrite, flow screed is specified by grade, and in Wimborne Minster its natural home is the apartment floor and the new-build plot. Flats make up 20% of the town's homes, and at Leigh Road, Wimborne Chase and Rivers Edge the new plots mostly carry heating pipes in the screed. We supply, pump and finish the grade the specification names, then deal with laitance, primers and moisture testing before flooring.

CA grades for Wimborne Minster apartments and plots

Look at the screed line on a Wimborne Minster flat or plot specification and you will see a CA code from the European standard for screed materials. The number after C is crushing strength and the number after F is bending strength, both in N/mm2.

A bedroom or study floor in a Wimborne home could use the lighter CA-C20-F4. CA-C25-F5 covers most homes, apartments and offices, so expect to see it on the drawings for a Wimborne flat or house plot. Floors under harder wear step up to CA-C30-F6.

Whatever grade the engineer has drawn for a plot is the grade that turns up on the day. If a quicker dry or a slimmer floor is wanted, the designer may name an alpha hemihydrate product. These have their own product sheets for depth and drying, and we follow the sheet.

The material has real advantages for flats. Because it hardly shrinks, an entire flat can often go down as a single bay, with joints only across doorways or where heating zones meet. That layout is agreed before the pour, so the flooring fitter knows where the movement joints will fall. If pipes run through it, the heating can usually help it dry from around day 7.

In converted flats in older buildings, the existing structure needs checking first. Getting that base ready falls under our subfloor preparation work. There is more on the material in our anhydrite primer.

Laitance and moisture on Rivers Edge and Wimborne Chase floors

Two steps separate a finished anhydrite floor from one that fails under the flooring. On new homes at Rivers Edge and Wimborne Chase, where heated floors are common, both have to be timed around the heating being commissioned.

First, laitance. Drying leaves a fragile film called laitance across the surface. Adhesive, levelling compound and tile mortar will not grip it. When the readings allow, we sand that film away, clear the dust and seal the floor with a primer that suits calcium sulphate.

Second, moisture. Flooring makers often want calcium sulphate drier than they would a cement base. A hygrometer gives the reading, we check it against your flooring brand's figure, and you get our drying and sanding advice on paper. So a number that would let tiles go onto cement can still be a fail on anhydrite, and counting days is no substitute.

Keep anhydrite out of anywhere water might sit. In a flat's shower room, a wet room or a utility where a leak is possible, we would pour a cement based flowing mix or lay hand-finished sand and cement. We pour this material in Christchurch as well.

FAQs

Anhydrite & Flow Screed in Wimborne Minster: your questions

Which anhydrite grade is used in apartment buildings?

Most Wimborne Minster apartment specifications will show CA-C25-F5, because it is the grade meant for homes, apartments and offices. Below it sits CA-C20-F4 for gentle domestic use, and above it CA-C30-F6 for busier floors. The engineer's drawings have the final say, and we pour to them.

What happens if laitance is not removed from anhydrite screed?

Your new flooring is then stuck to a fragile top film instead of the screed underneath. Tiles can crack or come loose, and LVT or vinyl can lift or bubble, sometimes months after fitting. Sanding the laitance off and priming with a compatible product avoids that, and it is part of how we finish every calcium sulphate floor.

Is anhydrite screed faster drying than sand and cement?

You can usually walk on it after 24 to 48 hours, and with heating pipes in place it can generally be dried with the heating from about 7 days, against 21 days or more for sand and cement. Without heating, drying still depends on depth and conditions, so we test before flooring.
