Garage conversion floors on Tring semis and detached houses
Tring's large share of post-war and 1970s to 1990s semis and detached houses points to two recurring floor jobs: kitchen extensions and garage conversions. The garage is the one where sand and cement usually earns its place.
A garage slab sits lower than the house, often by a step or more, and it was never built with insulation or a proper membrane beneath a living space. Converting it means laying a damp proof membrane, rigid insulation and then a floating screed that finishes exactly at the level of the hallway. The room is small, the area is modest, and a hand-laid screed can be run to that level without a pump lorry on the drive. Our garage-to-room floor guide takes each layer in turn, from the damp proof sheet up.
How deep? With boards underneath, plan on about 65mm of screed in a house; skimp on that over insulation and the floor can crack once sofas and flooring arrive. The screed is compacted by hand and finished to a level so the flooring fitter has a true surface.
Mixes can be modified. Fibres add £1 to £3 per m² to the base rate, and a quick drying screed shortens the wait where the room is needed sooner. That faster mix is listed at £20 to £28 per m² for 2026.
Period floors and wet rooms in Tring
The older end of the town is a smaller share but a harder job. In houses built before the First World War, ground floors were often laid with no damp proof membrane. When such a floor has cracked, dropped or let damp creep up the walls, patching will not hold; it needs digging out and building back with a membrane, insulation boards and fresh screed. Rooms in older houses tend to be small and irregular, with fixed thresholds and hearths, and hand-laid screed can be matched to each of them.
Wet rooms are the other job that needs a cement screed. Sand and cement tolerates water where calcium sulphate does not, and the falls towards a shower drain are formed in the screed itself.
The catch is the wait. Each of the first 40 millimetres takes about a day, deeper ones take longer, so a 65mm floor needs weeks and quite possibly months before timber or LVT. For a wide, open extension, compare liquid screed for Tring extensions before choosing, since the thinner pumped floor dries sooner.
